Course Description

This course  introduces planners to the concept of property valuation. The course builds on topics covered in the previous two courses in the series, time value of money and property cash flow, to undertake a discounted cash flow analysis of property value. The course also introduces the topics of a cap rate and a discount rate. Participants can expect to practice basic computer modeling functions that will facilitate present value and return calculations as related to property valuation. The connection between the planning regulatory framework and impacts to property value will be discussed throughout. (For example, a cumbersome entitlement process increases developer risk. The developer’s required return therefore increases and development feasibility may be placed into question.)
